If you need to do an internship, want to travel, or temporarily study elsewhere, you may sublet your room or apartment for the maximum period of a year. You may also sublet your room for health reasons. However, if you want to temporarily sublet you room or apartment because you are planning to live together, the maximum period is 6 months.
Finding a tenant for subletting
You may nominate a candidate yourself, and the person does not have to be registered with us. You can also advertise your room by filling in this form (in Dutch). Your room will then be shown under Temporary rooms ('Tijdelijke kamers') from the 'Currently available' ('Direct aanbod') list. This means that all registered candidates looking for a room will be able to respond. We will make sure that your address is given to a maximum of four candidates.
Subletting your room
To arrange to sublet, you need to request a lodging agreement. You will also need to show that your absence will be temporary, either by a copy of the faculty's statement, or an airline ticket. If you do not have either of these, send us a motivation letter.
We only agree that you sublet your room if at least two-third of your housemates agree with it. Fill in the agreementand hand it over to us at least ten days before the start of the period in which you want to sublet. If we agree, we will send a copy of the lodging agreement to those invloved.
Note that at the time of your request you must have no rent in arrears to pay.
You yourself will have to draw up agreements concerning the use of the apartment and its inventory, paying the rent, and the date on which the sublettee is to vacate the apartment. We advise you to use a sample rental agreement in order to have the agreement in writing. You do not have to send this to SSH.

Subletting your apartment
To arrange to sublet, you need to request a user agreement. You will also need to show that your absence will be temporary, either by a copy of the faculty's statement, or an airline ticket. In addition, we ask you to write a brief motivation letter. Hand in the fully completed form with enclosure no later than 14 days before the intended date of commencement. If we are in agreement, we will invite both parties to come and sign the User agreement.

Paying the rent
The contract we have with you as a tenant remains valid, which is why you yourself are responsible for both paying the rent and the state of your room or apartment. So it is very important to make clear agreements with your sublettee! We would like you to pay the rent via direct debit ('automatische incasso') so that the chances of things going wrong while you are away will be reduced to a minimum.
Rent allowance ('Huurtoeslag')
Subletting may affect your rent allowance. If your sublettee also registers for the allowance at your address, the tax office will add both your incomes together, which could affect your right to rent allowance.
A possible solution would be for you to cancel your rent allowance and have your name removed from the municipal basic administration, so that your sublettee can apply for the allowance. This way it is only the sublettee's income that will be taken into account. When you return to your room or apartment you can reverse things again.
Municipal basic administration ('Gemeentelijke basis administratie')
When you go to a foreign country for a period of less than 8 months, you do not have to have your name removed from the register, though you may if you wish. However, it could be important for arranging rent allowance. If you are going to be away in a foreign country for more than 8 months, you are obliged to have your name removed from the municipal register. Your details will be "frozen" till your return, when you can reactivate your registration.
The tenant wants to move
This does not mean that the sublettee may automatically stay. Our rooms and apartments are always put on offer via either our letting system or WoningNet. If your registration number is sufficiently high, you stand a chance of being able to remain in the room or apartment. However, you are probably more likely to have to leave it.
Illegal subletting...
Illegal subletting is not permitted. If we find that there is a question of subletting without permission, we will start a procedure to end the rental contract and to evacuate the rented room or apartment. If the person that is illegally subletting a room is registered with us as someone looking for a room, his or her registration will be cancelled. The room that was being illegally sublet will be allocated to another registered person. The entire floor will lose the possibility of presenting for a room ('hospiteren'), because they condoned the illegal subletting.
