For lodgers in complexes IBB, Tuindorp-West, Warande, Cambridgelaan, Otterstraat and Enny Vredelaan we organize to do a number of maintenance tasks that are officially the occupants' responsibility. These could range from repairing leaking taps and broken plug sockets to fixing a door that is jammed. We not only do small repairs in your own room, but also in the communal areas such as the kitchen, shower, toilet and stairway. The SSH charges € 1,55 per month for this service maintenance.
Service maintenance does not apply to:

defects that are the result of molestation or negligence by occupants.

defects in self-made changes to your accommodation (for example a raised bed)
DIY (Do It Yourself)
You are free to do handywork on the room you are renting and may make changes to it if you abide by certain rules. You will need to get permission to make changes that will alter the accommodation permanently. Examples would be putting up a raised bed, fitting a different kitchen unit or a bath and placing sunshades or tiling floors. In short, if it is a question of building up, rebuilding or breaking something away. Permission is also needed to paint radiators and synthetic or aluminium window frames.
Requesting Permission
Hand in a written request to SSH. We then assess your request according to the conditions we stipulate for each of the particular alterations. You can ask for this list beforehand. If approved, you will receive provisional permission in duplicate. One copy is for yourself, and the other is for you to sign and return to us. For some alterations a registration requirement or a construction license will be needed. We can advise you on this. In case of doubt, the corporation can give a definite answer. Our foreman checks whether the activities have been carried out according to our quality requirements. If this is the case, a written definite pronouncement will follow.
Requirements for your renovation plan

The technical quality of building work must meet the requirements laid down by SSH

The alteration should conform to the regulations for the construction scheduling. You may need to get a construction licence.

The alteration must comply with the regulations in the Construction Decision, and those of Public Utility Companies, fire brigade and SSH. For each accommodation complex additional requirements may apply.

The alteration must not jeopardize the possibility of renting out the accommodation.

The alteration must comply with SSH policy.

(Fire) Safety must be guaranteed.

The alteration must not cause a disturbance to the neighbouring area.

Certain requirements regarding sound-proofing must be met for putting down hard floor

covering such as parquet or tiles. In addition, floor covering may not be glued or nailed down.

Permission to perform adjustments to gas and electric installations will only be given to a an approved installer.
Painting
Walls, ceilings and inside woodwork may be painted as long as the next tenant only needs two coats of paint to repaint them in the desired colour. In other words, if you want to paint everything dark purple, you may do so of course, but you will have to repaint it in a neutral colour before you move out.
Fitting Hard floors (parquet, laminate, tiles)

The following conditions always apply

Place the hard flooring on a surface that is pliant, such as Thermopete.

An open space of 1 cm should be left between the hard flooring and the walls.

You are not permitted to drill or hammer nails into the cement floors.

If there is a question of the flooring causing Disturbance or Annoyance, it will have to be removed.

When your Rental Contract is terminated, you are required to remove the flooring before you move out, unless the new tenant wants to keep it.

If any damage occurs while placing or removing the laminate flooring, the tenant will be held responsible for any repair and/or restoration work that is required.
