Submitting a room
Our method of mediation for rooms is simple and fast. You can submit your room by filling in the 'Room to let' form. Besides giving details of the room, you can also indicate what type of house-mate you are looking for. We will then send you confirmation of this, and a synopsis of the registered information. You may also submit your room by phone, if you wish.(Mon. to Thurs. from 8.30 - 17.00 hrs. ; Fri. 8.30 - 12.30 hrs). Ask for a "Private Room" assistant.
Standard Rental Contracts
We will send you two appropriate standard contracts on which you and the new tenant can clearly record agreements made, in order to prevent there being any misunderstandings in the future. One copy is for the tenant, the other is for your own personal administration.
Candidate Responses
Each working - day, all available rooms will be shown on this site. Your address and telephone number will be given to a maximum of four candidates, who will then phone you to make an appointment. You may indicate whether you wish to see more, or less than four candidates. If there are no suitable candidates amongst them, the room will once more be entered on the website.
Found a tenant?
We will ring you on the following working-day to inquire whether the room has been let. If so, your details will be removed from the list. If not, we will put your room up for rent again. If you have found a tenant, you may of course contact us yourself, if you wish.
Tax benefit
Renting out rooms can be financially advantageous .If you are renting out a room in your own house, the total annual income in rent received is tax-free up to the sum of € 3902,--(figures for 2006). This applies if you are the owner of the house. If however, you are renting the apartment, there is no obligation to declare the amount received in rent, as long as the rental transaction is not for commercial purposes.
Trial period
If you are renting out a room in the house in which you live, a trial period of nine months applies in order to assess whether the tenant suits .In the first nine months, the rental agreement may therefore be legally cancelled as long as the official three-months' notice has been given to the tenant.
