Rooms in buildings intended for demolition or renovation.
These temporary rooms are mostly apartments and flats in buildings that are to be either knocked down or renovated. Sometimes we rent out these rooms for several years at a time.
The size of the rooms varies from 7 to 20 m2 , and they are usually in small family homes in which the garden, kitchen, bathroom, toilet and living-room are shared with one or two other people.
Technical state of repair
On a technical level the rooms are in order of course, and comply with the fire safety and prevention regulations. We check and service not only the gas fires and central heating system and the geyser/boiler, but also put locks on the doors and provide the house with smoke and carbon monoxide detectors. Sometimes we buy the previous tenants' carpeting and curtains, which means that some houses are partially furnished. The quality of paintwork varies.
Provisions
Most temporary dwellings are not equipped with cable, internet or telephone connections. However, you can apply for them yourself, or together with your other house-mates if you wish. In most of the rooms you will have to provide for your own fridge, stove, carpeting and curtains.
Rent
The rent for rooms is from € 150,- per month, and it is not possible to obtain rent subsidy. The following service costs are included in the rent.

- Heating costs
- Municipal Taxes
- Household Effects Insurance
- Service and maintenance costs.
Contract costs of Euro € 30,- will be charged when you sign the contract. Remember to bring your passport and social security number with you when signing.
Response and allocation
Everyone who is registered with SSH Utrecht can respond via Currently Available list. The room will be allocated to whoever has the oldest registration number.
In contrast with other SSH rooms, for temporary rooms there is no need to 'Present yourself for Selection' as a prospective house-mate, but you can view the room beforehand. In the initial presentation of the room on the Letting List, we also give as much information as possible about the accommodation, such as the size of both the communal sitting-room and the room you are interested in, but also the number of people you will be sharing the communal areas with etc.
If you are allocated the room you applied for, you will receive an e-mail stating the date on which the contract will be left ready for you to sign. From that moment onwards SSH's conditions for termination of contract - one month's prior notice - will be valid.
Sometimes a room may need to be removed from the ´To Let´ list for reasons such as technical defects, and can therefore not be rented out. If you are at the top of the list for this room and have not placed any other responses, we will do our utmost to find you a similar room. However, we only do this if the period for responding has expired.
Choosing a House-mate?
As soon as you are living in a temporary room, you can let us know by e-mail that you would like to propose someone as a tenant for an empty room in the same house. We will then do our best to allocate the room accordingly. Note that this only applies to new units in which there are still rooms for rent, and on condition that your candidate registers or is already registered with SSH.
For houses that are already occupied, all the tenants have to agree to accept the proposed candidate. A new candidate must be proposed as soon as a tenant has given notice to quit, which can only be done via the departing tenant's cancellation form. The name of the chosen prospective tenant and his/her registration number must also be filled in on that form. Depending on the length of the registration number, the SSH will then take the matter into consideration.
N.B.! If no candidate has been put forward on the Tenancy Cancellation Form, we will put the room up for rent on our website.
Re-accommodation guarantee
As the rental period for each complex will vary, please find the expected length of time that we will be managing the relevant building under 'Complex Info'. As soon as we know the official demolition date, you will receive a letter of notice from us at least two months beforehand, in which we also request you to Respond to our list of (temporary) accommodation To Let. This way you will have control over where you go next. However,if this doesn’t work we will make you a one time offer of re-accommodation.
Of course, in the meantime you may always move to one of our permanent complexes, if you wish. See 'Currently Available´ list. All rooms have a period of one month's notice, and you can respond to any of the rooms except those that are termed Independent Housing. For these you need to have had an unlimited contract.
